Introduction

Helpmate Rome is a linguistic service that helps people in their search for long-term accommodation in and around Rome by acting as an intermediary between non-Italian-speaking property searchers and Italian agencies/owners. While I will make every reasonable effort to help you secure accommodation, you understand and accept that you are paying for the service, regardless of its outcome.

All prices below apply to services provided remotely or within the Rome metropolitan area. Prices for other locations are agreed on a case-by-case basis, subject to my availability and travelling time from Rome.

Confidentiality

I treat all your information and personal data as strictly confidential, except as necessary to carry out my services (for example, information that needs to be shared with agencies I am contacting on your behalf). Please see my privacy policy for further details on how I process your data and ensure your confidentiality.

Free Initial Consultation

I offer all potential clients an online consultation (up to 30 minutes) in which to find out their needs and requirements. This consultation is free of charge and you are under no obligation to engage my services thereafter. Equally, I may conclude that I am unable to help you in your search, and hence decline you as a client.

Pricing (valid from July 2026)

Advance payment is required in all cases. For enquiries and viewing package deals only, I accept 50% of payment in advance and 50% after the first viewing. No refunds are offered for part-used package deals, although any excess may be applied in part or full payment of an additional service.

Services

Helpmate Signature

Helpmate Signature is my premium end-to-end service for clients who value convenience, continuity and complete peace of mind. From the first enquiry to collecting the keys to your new home, I manage every stage of the process, providing comprehensive practical and linguistic support throughout.

Helpmate Signature includes up to six weeks of unlimited Enquiries and Viewings, followed by ongoing support through to your move. Once you have settled on a property, all of the subsequent services included in the package – Offer and Contract Support, Utility Set-up, and Key Collection and Handover (if required) – remain fully included, even if the property itself is secured after the initial six-week active enquiry period. (Full details of these services are set out in the relevant sections below.) If you wish to continue making new enquiries or arranging additional viewings after the six-week active enquiry period has ended, these can simply be purchased separately at my standard rates, as detailed below.

 Price: €2750 (with client providing listings); €3350 (includes weekly property searches for up to six weeks). The six-week active period begins from the date of the first property search or enquiry I make on your behalf.

Enquiries

You find the property advert; I contact the agency for you. By instructing me to make enquiries, you authorise me to arrange viewings in your name and undertake to attend any viewing so arranged, unless you have also engaged me to attend on your behalf. If there are any dates or times when you are unavailable, you must let me know beforehand.

Includes: phone call to agency (up to three attempts made per listing), feedback to client and (where applicable) booking of viewing. Property search not included.

Enquiries are sold in packages to reflect the reality of the Rome rental market, where several enquiries are often required before a suitable viewing can be arranged. 

Price: €100 for 5 enquiries

Viewings

My attendance at a viewing is subject to my prior agreement. Clients should not arrange any viewing requiring my presence until I have confirmed my availability.

If you need someone to accompany you:

€150 per Viewing – includes interpreting during the viewing, verbal feedback on my impressions.

If you need someone to attend on your behalf:

€225 per Viewing – includes viewing, video and/or photos, brief written report.

 

Enquiry + Viewing Package

The housing market in Rome is highly competitive, meaning you’ll likely need to view several properties before securing a contract. For this reason I offer the following package deals:

Offer & Contract Support

Once you’ve found the right property, I can provide practical and linguistic support throughout the offer and contract process.

Help with preparing and submitting your offer (includes liaising with agency prior to submission): €200

Review and explanation of the tenancy agreement and assistance throughout the signing process, including attendance at the agency where required: €225

 NB: Whilst I am not a lawyer and cannot provide legal advice or accept responsibility for the legal content of any tenancy agreement, I have extensive experience of reviewing Italian rental contracts. Most follow a highly standardised format, enabling me to explain the contents of proposed contracts in plain English and identify clauses that are unusual or that depart from standard practice.

Inventory and key handover

If required, I can accompany you to the inventory check and key handover or attend on your behalf if you are unable to be present in Rome. Alternatively, I can collect the keys from the agency or landlord and arrange to hand them over to you at a mutually convenient time.

Utilities

Transfer of utilities requires a voltura (change of account to the new user’s name) or subentro (activation of a new account). If smart meters are already installed, the subentro for the electricity account can usually be done entirely remotely. For non-smart electricity meters, and for gas, technical intervention may be necessary. If you are not physically in Rome, I can attend the property on your behalf to enable access to the technician.

For rentals, TARI (rubbish tax) may or may not be included in your rent – this will be written in the contract.

Water is normally supplied via and included in the condominium fees: transfer of the account is normally only necessary in the case of independent properties.

Voltura – Electricity and gas: €150 each

Subentro – Electricity and gas: €150 each plus €200 per attendance at property, where required

Package deals: First utility charged at full price; €25 discount applied for each additional service
