Introduction

Helpmate Rome is a linguistic service that assists people in their search for long-term accommodation in and around Rome by acting as an intermediary between non–Italian-speaking property seekers and Italian agencies or owners. While I make every reasonable effort to help you secure accommodation, you understand and accept that you are paying for the service, regardless of its outcome.

Confidentiality

I treat all your information and personal data as strictly confidential, except as necessary to carry out my services (for example, information that needs to be shared with agencies I am contacting on your behalf). Please see my privacy policy below for further details on how I process your data and ensure your confidentiality.

Free Initial Consultation

I offer all potential clients an online consultation (up to 30 minutes) to identify their needs and requirements. This consultation is free of charge and you are under no obligation to engage my services thereafter. Equally, I may conclude that I am unable to help you in your search and hence decline you as a client.

Pricing (2026)

Advance payment is required in all cases (for enquiries and viewing package deals only). I accept 50% of payment in advance and 50% after the first viewing. No refunds are offered for part-used package deals, although any excess may be applied in part or full payment of an additional service.

Accepted payment methods:

  • Bank transfer (charges payable by sender)

VAT not applicable.

Enquiries

Service is performed once you find the property you would like me to enquire about, and I ring the agency for you. By engaging me to make enquiries on your behalf, you give permission to book viewings in your name and you undertake to attend said viewings. If there are any dates or times when you are unavailable, you must tell me beforehand.

Includes: one phone call to agency (up to three attempts made per advert) and feedback to client. Property search not included.

Individual enquiries:

  • First enquiry: free

  • Thereafter: €25 each

Package deals:

  • First 11 enquiries (€10 + 1 free): €200

  • Every 10 enquiries thereafter: €175

Viewings (within Rome metropolitan area)

If you’ve already arranged the viewings but need someone to accompany you:

  • €150 per viewing — includes interpreting during the viewing and verbal feedback on my impressions.

  • If you’ve already arranged the viewing but need someone to attend it on your behalf:
    €225 per viewing — includes viewing, video and/or photos, and a brief written report.

The housing market in Rome is highly competitive, meaning you’ll likely need to view several properties before striking a deal. For this reason I offer the following package deals:

With Property Search 3 (I search for ads you might be interested in and send them to you for approval)

Signing the Contract

  • Interpreting during signing of contract and taking over of property: €225

Viewings and Services Outside Rome Metropolitan Area

  • Fee to be agreed on a case-by-case basis, contingent on travelling time from Rome.

Post-Moving Practicalities

Transfer of utilities requires a voltura (change of account to the new user’s name) or subentro (activation of a new account). If smart meters are already installed, the subentro for the electricity account can usually be done entirely remotely. For non-smart electricity meters, and for gas, technical intervention may be necessary. If you are not physically in Rome, I can attend the property on your behalf to enable access to the technician.

For rentals, TARI (rubbish tax) may or may not be included in your rent – this will be written in the contract.

Water is normally supplied via and included in the condominium fees: transfer of the account is normally only necessary in the case of independent properties.

Voltura – Electricity and gas: €150 each

Subentro – Electricity and gas: €150 each plus €200 per attendance at property (Rome only)
